1043 London Road
A couple of weeks ago I wrote an article about the number of flats either being built or in the planning stage in Leigh on Sea and the surrounding areas. Now, rather than bemoaning this fact I have to be encouraging as I have been given instructions to sell such a block of apartments on the London Road in Leigh.
The great thing for potential buyers is the fact that there is choice around. Going back not that long ago there was very little on the market in the way of apartments and so when one came onto the market regardless of the size, quality or location it would be bought immediately before somebody else snapped it up.
Now we find ourselves in the opposite position and developers are having to be more creative and offer more to ensure that their apartments stand out from the crowd. 1043 London Road is a good example of this.
Located in a convenient position close to shops, Chalkwell Park and a short drive from Leigh Broadway or Chalkwell station, it could have been easy for this to be just another block of flats on the London Road. Thankfully the developers have decided to push the boat out in a number of ways to make these apartments the most attractive that they can.
Firstly the quality. They have decided to go the extra mile which is really refreshing. Employing the local company Moylans to fit the kitchens with high specification units, integrated appliances and quality worktops and fittings. The bathrooms are exceptional with top of the range fittings and fully tiled, plus all the floor coverings will be fitted as standard.
The communal areas and facilities have been well thought out, a lift has been installed and there are electric security gates leading to the allocated parking.
Most impressive of all though is the outside space provided to each apartment. Every flat has its own private balcony providing space for a couple of chairs or sun loungers plus there is the main USP of the development; a fabulous south facing communal roof garden ideal for sunny afternoons reading a book or for the new residents to get together and arrange BBQ’s or sundowners.
This is all excellent for first time buyers, downsizers or any type of owner occupier looking for a slice of luxury in Leigh-on-Sea but what about the boring stuff. That is another attraction of 1043 London Road. Rather than penny pinch to try to sell on the freehold at a later date or charge extortionate service charges and ground rents, the developers have decided to offer each apartment with a virtual freehold.
Leases have been granted for 999 years which should see out most of us! This means that there is no concern about the term of the lease, ground rent payments and will ensure that service charges are monitored by the owners to ensure that they are kept to a minimum. This will appeal to the buy to let investors which inevitably are drawn to this type of development. Looking for long term investments, lease terms, ground rents and service charges are the scourge of the investor eating into expected yields. Having control over these costs means that the properties are always easily saleable or rentable, the communal facilities in the property are always well kept and that you can ensure that any service charge that you do have to pay is spent wisely.
The prices for each apartment will be released in January 2017 for early reservations with completion due for Autumn 2017. There is a choice of 1, 2 and 3 bedrooms with 1 or 2 bathrooms. which include outside space for each property, a communal garden and secure allocated parking. There is also a large commercial area on the ground floor which could be let to a single occupant or split into 3 if anyone fancies starting a new business in the town.
As mentioned keep watching for prices to be released in the New Year. They will be very competitive for quick sales and we have no doubt that this development will be a jewell along this stretch of London Road and will become a landmark development for years to come in the heart of Leigh-on-Sea.
