Welcome.

This week I am going to use my blog to blatantly blow the trumpet of Scott & Stapleton. This motley crew is the recently expanded management department of Scott & Stapleton after we have just merged with Welcome Homes of Southend. We have added another 3 members of staff to our ranks with Nick, Martine and Katy all joining us last week.

This means now we can offer an unprecedented level of service in the town for landlords and tenants. With our level of staffing we now have dedicated members of our team for specific roles in management, accounts, referencing, renewals and new business.

The local lettings market is as busy as ever and our slice of that pie is the largest in town and rapidly growing. It is an extremely fast moving market with properties being snapped up within hours of them becoming available and new tenants moving in within a matter of days.

Our operation is a slick, well oiled machine with Anthony & Nick on hand with expert advice when valuing new rental properties and their marketing. Void periods on rental properties are something we strive to avoid and invariably we are able to minimise these and secure new, quality tenants without much fuss.

Chloe is then available to carry out viewings on properties and negotiate offers. More often than not we have multiple offers on properties and these have to be carefully navigated to appease those that inevitably lose out and to best serve the landlord in finding the most suitable tenant.

Once an offer has been secured then you will be passed on to Daryl who will arrange for the tenants referencing to start, draw up contracts, lodge deposits, arrange move in dates and sign up new tenants on move in days.

After the tenants have moved in it is pretty much plain sailing but most landlords like to be paid! This falls on Kay and Katy our accounts guru’s. They will arrange all of the banking ensuring that rents are paid on time to the correct people at the right amount. Obviously they have access to hundreds of accounts and thousands of pounds every day so this is an extremely responsible and detailed part of our business.

Obviously none of our properties have any problems! If only that was true. Inevitably when we are dealing with the volume of properties there are always going to be a few problems. How these are dealt with are a true reflection of how a business runs. What may seem mundane and minor to a letting manager may well be extremely important and urgent to a tenant and landlord.

The management of our portfolio is a part of our business that we are particularly proud of. A great deal of our resources are spent to make sure that any problems are resolved quickly, efficiently and at minimal cost and disruption. To this effect we have Helen, Liz, James and Martine dedicated to this arm of the company as well as out of hours contacts and even our own in house handy man Matt who is available at all times to carry out works as and when required.

Obviously tenants want any issues resolved quickly so they can continue to enjoy the properties and landlords do not want any minor problems to escalate in to big issues that could prove expensive.

Overseeing all of this are Tim and Simone. With over 60 years of experience between then (not each! They are not quite that old!) they are always available with advice and assistance. It is very rare that a scenario is brought to their attention that they have not dealt with previously and they are always forward thinking, embracing new technologies and advancing the business greatly over a short space of time.

I do appreciate that I am biased but I believe we now offer the best level of service in the town for landlords looking to let properties or tenants hoping to rent a new home. If you would like us to prove it, give us a try.
