Show Home Opening
This weekend sees the launch of the much anticipated show flat at our development 1043 London Road, Leigh on Sea. It will be a chance for people to look at the quality finish of these super apartments.
Quite rightly most people find it difficult to commit to purchasing a property off of plan. Making such a huge decision to buy something just using a brochure and details of specification is tricky. It is much easier to make that decision when you can get up close and personal, touch and feel the product before you buy.
These apartments have been built by established developers who have a great eye for attention to detail and always strives for the highest quality throughout. They have certainly gone the extra mile when considering fixtures and fittings. This is not the development of a large national faceless company looking to make the biggest profit by doing the minimum they need to sell the units. This is a couple of local chaps building properties that they can be proud of and would happily live in themselves or sell to their own family members.
From planning stage they have catered for everyone with various size and style apartments from 1, 2 & 3 bedrooms. All will have luxury Moylans fitted kitchens which are grey high gloss with integrated Siemens appliances including ovens, hobs, extractor fans, fridge/freezers, washing machines and dishwashers. There are also high quality Quartz worktops also locally sourced from Marchetti Stone. The bathrooms and en suites are also of high quality, with large baths, walk in showers where fitted, modern basins and toilets and are fully tiled with a feature tiled walls and tiled flooring. The hallways and living spaces of the apartments will have the stylish and hardwearing Karndean flooring whilst the bedrooms will have the cosy and warm, high quality carpets.
A particular feature of these flats is the outside space. Each flat will have its own balcony. Most are easily big enough for a couple of chairs and table and a good few have much large balconies wrapping around the apartments or even a super roof terrace for the top floor 2 bedroom apartment. There is also the added benefit of a super communal roof terrace which will be fitted to a unique modern design. A lot of communal gardens in purpose built apartments are often a bit of an afterthought and just a patch of scrappy lawn that no one ever uses. I believe that this roof terrace will be a hub for people to meet, a proper little oasis with fabulous rooftop views all the way to Southend and Belfairs woods.
The block has been finished to the highest quality as well with a lift to all floors, video intercom to each flat as well as communal bike and bin stores. There is also an allocated off street parking space for each flat which will be secure behind electronic remote control gates.
One thing that stands this development apart from a lot of the others is the provision of the shared freehold to each purchaser of the 17 apartments. It may not seem that important to the uninitiated but those that know really know! What this means is that the residents of the apartments will have the control they need to maintain and insure the building. This will mean that you would not have to pay an external company to take care of these things for you and charge you for the privilege, it will obviously be a not for profit exercise. There is also no worries with a lease, the lease going with the shared freehold will be 199 years and there will be no ground rent charge. Again no worries about an investment company charging tens of thousands of pounds to each apartment to increase the term of a lease a few years down the line. Also if the residents aren’t happy with how things are run or a particular cleaning company they are well within their rights to change it or try and get more competitive quotes for the work. This will keep annual costs down and will hopefully give people the peace of mind they crave.

We have sold a few already but there is a good selection still left for people to buy. The remaining 1 bedroom apartments are available at £260,000. The 2 bedroom apartments start at £300,000 and the cheapest 3 bedroom apartment is £375,000. There is a very large 2 bedroom apartment on the top floor with its own roof terrace on at £425,000 whilst there are also 2 large 3 bedroom apartments on the top floor at £425,000 and £450,000 respectively.
