Trust your agent!

It is a very interesting time at the moment and is something that we should react to and adjust out sights accordingly.

As I have previously mentioned, this year has seen records broken with Scott & Stapleton already having sold the most amount of houses for a calendar year already, achieving the top price for a property on the Marine Estate and more importantly earning the most amount of commission.

Historically the market always takes a bit of a dip in August when everybody is on holiday and enjoying the sun. This year was no exception and if anything gave us a chance to draw breath and focus on the Autumn period which traditionally has seen us extremely busy again. 

This year though September hasn’t really taken off as we expected. We are still selling a few so I don’t want you to feel too sympathetic but it is obvious that there aren’t as many buyers out there as there has been earlier in the year. We have also seen a rise in properties coming onto the market, taking quite a few properties on in and around Leigh on Sea.

At the time of writing there are 160 3 bedroom houses on the market in Leigh alone. I think that gives an indication that if you are selling your property it really does have to stand out from the crowd.

I still think that there are enough buyers around for all these properties, but people looking to sell have to take into consideration that there may not be the influx of potential purchasers viewing their properties that they expected.

Now is the time more than ever to price your property correctly. If the agent tells you what your house is worth then probably that is what it is worth, don’t think I will try £25,000 or £50,000 more. Take the advice and hopefully the property will sell.

A house in Southsea Avenue came on the market this week for exactly the price I recommended. 6 viewings booked in for the first few days of marketing and sale agreed within 4 days of the property coming on. The buyer had been looking for ages and had lost out on a few, so was motivated to tie something up in days. The Vendor was keen to sell and wants it all to be done and dusted by Christmas; the perfect match! Everybody happy.

That is the first sale I have agreed this year that has mentioned the dreaded 'C' word. Christmas is now looming in peoples thoughts, there should be plenty of time to find a house and move in before you have to worry about putting Christmas decorations up but the clock is ticking.

If you are selling a property and are really motivated to go then price your property realistically, get it sold and move on. Your estate agent knows what he is doing, is able to react quickly to the market conditions and advise you accordingly.

My advice; take note of what he or she are saying and you wont go far wrong.
