Is this it now, is this what I am forever going to be known as?
I have been called to market another property needing an open mind and a large cheque book to bring it back to life. This one is much bigger than the flat I have recently sold, it is actually a 5 bedroom house, but if anything, it is in worse condition.
It hopefully will be a happy story for the family that own the house though as I am confident I will be able to help. They approached me after recently selling the flat in my own unique style and told me about the house which coincidentally is only a couple of doors down in St Helens Road. It belongs to 2 brothers and a sister who have inherited it after being in the family for nearly 80 years. One of the brothers has been living in the property, but it is apparent that unfortunately he has not been able to keep up with the maintenance of the it and it has deteriorated badly. He has since moved out and the family has been approached by a couple of builders interested in buying the property to renovate it.
It is obvious to me though that these developers have tried to take advantage of the situation and have offered sums of money that are a great deal, far less than the market value. So seeing me sell the flat that needed work doing to it as well, for more than the asking price, could well mean that they end up selling the property for £50,000 more than the offers they currently have.
The vendors very kindly have agreed to my unique marketing style with this type of property in this condition and once again I have been brutally honest in my details so people are pre-warned before they visit.
This one is not suitable for someone needing a 90% mortgage and is more than a DIY enthusiast will be able to take on but is priced to take in to consideration the work required and with a predicted end value of around £300,000 with the work completed. This is what I have said about this one:-

I hope everyone realises I can sell nice properties as well! Is this a rod I have made for my own back? Will I forever more be known as the man that sells the doer uppers? Seriously though, I am excited about this one. Having been in the family for nearly 80 years this could be a delightful Victorian terraced house.
At the moment it is NOT.
The pigeons have made themselves comfortable in the loft and it looks like they have been there for some time. The bathroom is going to need a lot more than a damp cloth and I reckon you could donate the kitchen fittings to science to see if any new lifeforms can be discovered.
If the last one was not for the faint hearted, this one is only for the BRAVE. But and it is a big BUT, this is an opportunity for someone to get a very large house with original features in a sought after location at a reasonable price and that opportunity does not come along often in the current housing market.
I can offer 5, yes, 5 good size bedrooms, 3 large reception rooms, what could be a reasonable size kitchen & bathroom, plus a 50’ rear garden with so much potential you wont know where to start, literally. You will be on first name terms with roofers, plasterers, plumbers, electricians, kitchen & bathroom, fitters, double glazing specialists and decorators. Trust me you will be making so many cups of tea for the tradesmen you will think you have opened a café. But it will be worth it, you will have instant equity in a fabulous new house.
In the bulk of the details I have also written that I believe there is an original fireplace but I can’t quite make it out underneath the rubbish, the kitchen is very basically fitted and you wont be making a gourmet meal anytime soon, 2 bicycles have have been left on the landing, randomly and the bathroom is fitted but the pigeons have been the only ones using it recently and it is full of their poo!
I have even said that if I was one of the more unscrupulous estate agents I could have described the master bedroom as having a feature skylight. I have been as honest as ever and told everybody though that it is in fact just a hole in the ceiling that goes up in to the colander like roof and you can see daylight through it!
So now I have tempted you with my lovely description you will want to know how you go about buying this fabulous house? Well it is on the market for ‘offers in excess of £150,000, freehold’.
